Title can be vested in the name of corporations, LLC’s and trusts. Additional
documentation, such as a corporation’s Articles of Incorporation and
Certificate of Good Standing, will be required.
Who
orders the appraisal?
All appraisals are ordered by ACC in
order to maintain industry quality standards and to make the loan process as
efficient and streamlined as possible. Our style of underwriting and evaluating
appraisals allows us quicker response times and a faster turnaround time to
get your loan closed.
What
is your appraisal process?
Our Pre-approval letter will inform you of the estimated cost for the appraisal.
The borrower can provide payment through wire transfer or by mailing a cashier’s
check to the address provided. An appraisal request will then be sent to an
appraisal bidding service company. The bidding process usually takes 48 hours.
Once a bid has been accepted, an appraisal will be ordered. Appraisals are
in full narrative summary, and can take anywhere from 2 - 6 weeks to be completed.
Would
ACC accept an appraisal which is already completed?
Perhaps, as long as the appraisal is in a format acceptable to us, is a quality
appraisal, and was completed within the last 6 months.
Who
orders title?
Action orders title to maintain a smooth and speedy loan process.
Can
you do blanket mortgages?
Yes we can, but the properties must fall under the same property category or
